From parcel to plan, step by step.

What happens after you reach out, what we look at, and the options you’ll have, explained plainly.

The process

Four steps, no guesswork.

01

Tell us about it

Share the location or APN, acreage, ownership status, and your goals. Surveys or prior studies help but aren’t required.

02

We study it

Zoning and general plan, legal access, utilities, drainage, slopes, and likely approvals, plus a realistic value range.

03

See your options

Sell as-is, sell after entitlement, partner on development, or hold. Each comes with tradeoffs, timing, and value.

04

Move it forward

We coordinate planners, engineers, and agencies through entitlement and on to a buildable site.

What to send

A good first conversation needs very little.

Start with what you have. We’ll fill in the rest.

Location

Address, APN, or a map pin.

Size

Approximate acreage.

Status

Owned, inherited, or under contract.

Goal

Sell, partner, develop, or not sure yet.

Questions

Frequently asked.

Does it cost anything to discuss my land?

No. The first conversation and an initial read on your parcel are free and carry no obligation.

Can my land be developed?

It depends on zoning, access, utilities, and physical constraints. That’s exactly what the initial review answers.

Do I have to sell?

No. Depending on the site, options can include a sale, a partnership, or a phased plan where you keep a stake.

How long does entitlement take?

It varies by jurisdiction and project size, often one to three years. We’ll give you a realistic range for your parcel.

Does a nearby utility line mean my land can connect?

Not necessarily. Capacity and connection points must be confirmed with each provider; we help you find out.

Discuss your land

Tell us where it is. We’ll tell you what’s possible.

No obligation and no pressure. Tell us a little about the property and we’ll be in touch.
