Our story
Why we do this.
We’ve been entitling and developing real estate across Southern California since 2000. Over that time we’ve learned that the hardest part of land is rarely the land itself. It’s the zoning, the approvals, and the patience it takes to see a parcel’s real potential. Pangolin was built to bring that experience to landowners in the desert and beyond, with a clear process and honest advice from the first conversation.
We believe most land in this region sits undeveloped not for lack of potential, but for lack of a clear plan. Our job is to find that plan, explain it in plain language, and see it through with the owner.
